How to price roof cleaning and moss removal

Roof cleaning is the trade where guessing hurts most. Too low and you're spending a dangerous day up there for nothing. Too high and the customer books the guy who answered with a real method. Four factors price almost every residential roof: footprint, pitch, material and moss level.

Footprint is your base

House square footage divided by stories gives the footprint, and the roof area runs a bit larger than the footprint because of overhang and slope. Adding about 15 percent to the footprint covers it for estimating. Your base rate applies per square foot of that number.

Pitch multiplies everything

A walkable low-pitch roof and a steep roof are different days entirely. Three tiers cover it: low, medium, steep. Customers can pick their pitch from simple side-view pictures even when they don't know the numbers. Steep work commonly carries 30 to 50 percent over low.

Material sets the method

Composition shingle, tile, metal and cedar each want different treatment and different care underfoot. If your method changes by material, your rate should too.

Moss level is the honest question

A light green haze and a green carpet are different jobs. Ask plainly, price in tiers, and confirm on arrival like you always would. Most customers describe it accurately because they want it actually fixed.

Worked example, sample numbers

Sample walk-through with sample numbers. Base $0.30 per square foot, medium pitch at 1.15x, heavy moss at 1.8x, composition shingle at your base method. A 2,400 square foot two-story house has a 1,200 square foot footprint, call it 1,380 with the 15 percent. That's $414 base, about $476 with the pitch factor, and about $857 with heavy moss. A number you can defend from the driveway.
