Pressure washing pricing looks chaotic from the outside, but almost every profitable operator lands on the same structure: a per-square-foot rate that changes by surface, scaled by condition, with a minimum that protects the small stuff. Here's how to set yours.
Concrete flatwork, house siding, roofs and decks are different jobs wearing the same power washer. Flatwork is fast and cheap per foot. Soft washing siding is slower and involves chemistry. Set a rate per surface instead of one blended number that overcharges driveways and undercharges roofs.
Years of buildup, oil staining and organic growth all add time. A simple multiplier tier works: light, normal, heavy. Ask the customer to pick honestly. Most do, and you confirm on arrival.
Your setup cost is fixed once the trailer is parked. A driveway added to a house wash costs you far less than a driveway alone, and pricing bundles slightly better than a la carte closes bigger tickets. That only works if quoting bundles is effortless.
Fuel, water, chemicals, insurance and the drive are your floor. Price small jobs at a minimum that covers the floor plus profit, and say the minimum out loud without apologizing for it.
Sample walk-through with sample numbers. Flatwork at $0.20 per square foot, siding soft wash at $0.35, heavy condition at 1.4x, minimum $149. A 600 square foot driveway in normal condition prices at $149, because the raw math says $120 and the minimum catches it. The same driveway bundled onto an 1,800 square foot house wash prices the bundle around $750 before any bundle discount you choose to give.
