How to price gutter cleaning jobs

Gutter cleaning prices by the linear foot, and that creates a problem: homeowners have no idea how many feet of gutter they have. The good news is you can estimate it closely from two numbers everyone knows. Here's the method.

Start from house size, not gutter feet

Ask for square footage and stories. Divide size by stories to get the footprint. A 2,000 square foot two-story house has roughly a 1,000 square foot footprint.

Estimate the perimeter

For typical rectangular houses, the perimeter runs close to 4.1 times the square root of the footprint. A 1,000 square foot footprint works out to about 130 feet of run. A 2,000 square foot single-story comes out near 180 feet. Sketch a few real houses you've done and you'll see the pattern hold.

Set your per-foot rate and severity tiers

Pick a base rate per foot, then let condition scale it. Clean maintenance visits at your base. Heavy buildup, small trees growing in the gutter, that's a multiplier. Many operators use 1.5x or more for the bad ones, and asking the customer one honest question about buildup sorts most jobs correctly.

Stories and minimums

Second-story work takes longer and carries more risk, so price it that way. And set a minimum job price. The drive and the ladder setup cost the same whether the house has 80 feet or 180.

Worked example, sample numbers

Sample walk-through with sample numbers. Base rate $1.25 per foot, heavy buildup at 1.5x, $99 minimum. A 2,000 square foot single-story estimates at about 180 feet. Clean condition prices at $225. Heavily clogged prices at about $338. Both clear the minimum comfortably, and you got there without anyone climbing a ladder to measure.
